A holistic green-by-design approach was utilized for this remodel project to allow the homeowners achieve their objectives: to spend their retirement years in a healthy, comfortable, efficient, durable, low maintenance, environmentally conscious, contemporary designed residence. This residence consisted of two side by side penthouse condominiums in an early 1960s era residential tower.  They were located at the north end of the building on the 15th floor overlooking spectacular views of the University of Texas.


When looking closer at the units the architects discovered enough height from the floor to the underside of the roof deck to allow just enough height for mezzanine level to add in above the main living space.  The two units were efficiently connected with one unit dedicated to the clients’ living, dining, kitchen, and mezzanine spaces and the other to be used as a master suite and study.  It was an unique accomplishment to functionally integrate the mezzanine level into the plan because it added several secondary bedrooms and an additional bathroom.  This was much needed to be able to adequately house their large extended family that visit on occasion.
Because it’s a retirement home it was setup to be able to easily accommodate Blog Postsany changing physicality that might occur as our clients grow older.  It is a home that the owners can gracefully age-in-place in.
A new steel framework was intricately woven into the existing 11/2 story open space to safely support the new mezzanine level.  The existing mechanical systems were upgraded and supplemented with high efficiency wall mounted mini-split air conditioning systems.  The large antiquated sliding glass door units that made up most of the two units’ walls were replaced with state-of- the art glass door systems that sealed well and reduced heat gain.  Because of the amount of glass, large integrated electronic drop-down shades help to keep the spaces cooler during the day and reduce light when needed. Natural sustainable materials were abundantly used, along with low voc paints and finishes.
The owners now have a spacious, light filled, energy efficient home to spend the golden years of their lives in with some of the best views in the city.
